Probably a bad actuator.

The part is about $70 on pelican parts...

The part is a pain to change out, not because of tools or skills, but due to it's location. Here are a couple of links to pictorials of the process...

Good question. I have never (knock on wood) had any problems with any locks on any Bimmer I ever owned, and I would think it might just be in the wiring. Like where it comes into the door. The wiring is bent there every time you open/close the door. But then, so is the actuator on a ti. It could be wore out, I guess...
I know if mine quit working, I would first run a hot wire to the actuator to see if it works, and / or use a test light to see if it is getting juice when you lock/unlock the doors. Especially since you have to hit me over the head and threaten to kill my dogs before I will part with $70+ bucks.
Try a wrecking yard if you have the time and no moneys. See what tools you need by dis-assembling yours first using the instructions in the service manual or the directions here on the 318ti website DIY info.

JMHO.
